How long a roof actually lasts in Broward
The rating on the wrapper was earned in a laboratory with a moderate sun, a ventilated attic and no ocean nearby. A Broward roof has none of those conditions — and most houses here are running several different clocks at once. Knowing which ones are on your roof is most of the diagnosis.
The four clocks
Shingle: rated twenty-five to thirty, realistically nearer twenty here, less over an unventilated attic — and the south and west slopes go first, so one roof can carry two ages. Tile: the shell fifty to a hundred years by material, the membrane beneath twenty to thirty — and the membrane decides. Flat and gravel sections: fifteen to twenty for a good membrane, less for the recover-over-recover assemblies common on the older stock. And on the eastern blocks, the metal: salt finishes fasteners, flashings and edges on its own schedule, usually first of everything.
The multipliers are local too. Shade grows algae and holds moisture — a canopy lot ages differently from an open one on the same street. The attic can subtract five years or add them back, entirely by ventilation. And a roof’s history matters: every undocumented patch and matched-to-nothing repair on the county’s older homes is a clock nobody wound properly.
Reading yours
From the street: compare the south or west slope against the north — the difference is the sun’s work measured. Check the gutters for granules, the vent boots for cracking, the valleys for what is sitting in them. On tile, look for slipped or patched pieces and treat twenty-five years as the age where the membrane, not the shell, sets the agenda. On flat sections, blisters and bald asphalt are the tell. Near the water, look at the metal — stains at fastener heads and flaking drip edge outrank anything the covering says.
And date what you can: permit records tell you when the roof was last actually replaced, as opposed to recovered or patched — in this county the difference between those words is the difference between a roof with years left and one at its legal and physical limit together.
