What separates a complete quote from a cheap one

  • Each section priced as itself: the tile main roof, the flat addition, the gravel patch. A single blended number means somebody averaged instead of looking.
  • Flashing and metal: replaced, or re-used and sealed? East of the highway, the spec should say corrosion-rated, because the address demands it.
  • Decking: price per sheet and sheets assumed. On sixty-year-old stock nobody knows the number until the old roof is off.
  • Ventilation: corrected, or simply reinstalled? A Broward attic shortens the life of whatever sits on top of it.
